These terms govern your use of montanaluxuryescapes.com. By using this website you accept them.

Bookings and payment

Availability and pricing are live

Rates and availability shown come directly from our property management system and can change until a booking is confirmed. The price shown at checkout, including all fees and taxes, is what you will pay.

A booking is confirmed in writing

Your booking is confirmed when you receive written confirmation from us, not when you submit the form.

Payment is taken in instalments

A portion is charged when you book and the balance closer to arrival, on the schedule shown at checkout. A refundable damage deposit is authorised on your card before arrival and released after departure, provided there is nothing to report.

Card details are handled by Stripe, our payment processor. We do not see or store your full card number.

We may decline a booking

We may decline where the property is unavailable, where payment fails, where there is reason to suspect fraud, or where the booking would breach the rental agreement or local rules.

Cancellation

Cancellation terms depend on your arrival date and are shown before you book. A booking is fully refundable up to sixty days before arrival and non refundable after that. For peak season arrivals, from 1 June to 31 August or from 15 December to 15 January, that window is ninety days.

Holiday periods, including Thanksgiving, Christmas, New Year and the Fourth of July, are non refundable.

We strongly recommend travel insurance. We are not responsible for the cost of alternative accommodation if a property becomes unusable through fire, flood, storm or other events beyond our control.

What we show on the website

We take care to keep property descriptions, photographs, amenities and availability accurate, and they are updated from our management system.

Even so, properties change, owners make alterations, and errors occur. Photographs are illustrative. We do not warrant that everything shown is complete or current, and an error does not entitle you to a refund unless the property is materially different from what was described.

Using the website

You may use this website to look at properties, check availability and make a booking for yourself or your group. You may not:

• Copy, republish or redistribute our photographs, descriptions or other content
• Use automated tools to scrape, harvest or repeatedly query the site
• Make speculative, false or fraudulent bookings
• Interfere with the site's operation or security
• Frame the site or present it as your own

All content on this website, including photographs, text and design, is owned by Montana Luxury Escapes or licensed to us. You may view and share it, but not reuse it commercially.

Third party links

Where we link to other websites, including our booking system, activity providers and local businesses, we do not control them and are not responsible for their content or their handling of your information.

Availability of the website

We aim to keep the site available and accurate, but we do not guarantee it will be uninterrupted or error free. We may change, suspend or withdraw any part of it without notice.

Liability

To the fullest extent the law allows, we are not liable for indirect or consequential losses arising from your use of this website, including lost bookings, lost travel arrangements or lost profits.

Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited under applicable law.

Liability arising from a stay is governed by the rental agreement, not by these terms.

Governing law

These terms are governed by the laws of the State of Montana. Any dispute will be resolved in Flathead County, Montana, consistent with the rental agreement.

Changes

We may amend these terms. The current version is always the one on this page, and the date at the top shows when it last changed. Bookings are governed by the terms in force when the booking was made.
